A shingle roof is a popular choice for many homeowners because it is relatively inexpensive and easy to install. However, like all roofs, shingle roofs can develop leaks over time. The following are some of the most common reasons for shingle roof leaks:


  1. Age: As shingle roofs age, they can become brittle and start to crack, which can lead to leaks. In addition, the adhesive that holds the shingles in place can break down over time, causing the shingles to come loose and allowing water to seep through. We also frequently encounter "nail pops", which are nails that have poked through the shingle above it and cause roof leaks.
  2. Storm Damage: Strong winds and hail can cause shingles to become damaged, which can lead to leaks. In addition, falling branches or other debris can also damage shingles, resulting in leaks.
  3. Improper Installation: If a shingle roof is not installed correctly, it is more likely to develop leaks. For example, if the shingles are not properly sealed or if there are gaps between the shingles, water can get through and cause leaks. The main areas where this happens is in the valleys, around skylights, and around flashing areas.
  4. Deteriorated Pipe Flashings: This is probably the most common roof leak that we come across during our field inspections. These flashings are designed to last 12-15 years, which is much less than the 25-30 years that most shingle roofs last. That's where the problems comes from, most people don't realize that these pipe flashings have to be replaced before the roof does and they typically discover this by way of a water stain on the ceiling of their bathroom or kitchen... Often times it will be at the area where the ceiling and the wall meet each other.
  5. Flashing Issues: Flashing is the metal or rubber material used to seal the joints between different parts of your roof, such as the edges and the chimney. If the flashing is damaged or not installed correctly, it can allow water to seep through and cause leaks. Skylight flashings are another flashing to regularly inspect. We always try to explain to homeowners why they should monitor the skylights, it's because they leak so often.
