Commercial Flat Roof Systems We Work On

Most commercial buildings in our area have a low-slope roof, such as granulated modified bitumen ("mod bit"), EPDM rubber, or a coated surface. Each one handles heat, cold, and foot traffic differently. Repairs also have to use materials that work with the existing membrane. We look at the membrane, seams, flashings, rooftop equipment curbs, and parapet walls before we recommend a repair, a coating, or a replacement.

Case Study: Commercial Flat Roof Inspection and Recommended Restoration

Commercial granulated modified bitumen flat roof with rooftop HVAC units in Florence, KY

Case study at a glance: inspection, diagnosis, and recommended restoration.

We recently inspected a medical facility in Florence, KY with a granulated modified bitumen flat roof of about 30,000 sq ft. Staff had noticed water stains on ceiling tiles in several rooms and hallways. The stains didn't line up with one leak. That pattern usually means water is getting in at many seams, then running under the membrane before it comes through the deck.

What we documented:

  • Seam delamination. Years of summer heat and winter cold had worked many mod bit seams loose. Some could be lifted by hand.
  • Failed acrylic patches. Earlier repairs had brushed acrylic coating over open seams. Acrylic bonds poorly to a granulated surface and cracks as the roof expands and contracts. Every acrylic patch we checked had failed.
  • EPDM spliced into mod bit. Someone had joined a section of EPDM rubber to the mod bit with EPDM seam tape. The two materials aren't compatible, and the seam was pulling apart along its whole edge.
  • HVAC and penetration flashing failures. Liquid-applied flashing around equipment curbs, a roof hatch, and vents had cracked from compressor vibration and let water in behind it.
  • Parapet and corner stress. Wall-to-roof joints and corners showed the worst mix of seam stress and failed coating.

Our recommended restoration:

  • Repair every failed seam across the flat roof before any coating goes down.
  • Blow off the full surface and pressure-clean it with a biodegradable cleaner.
  • Apply a rinseable sealing primer so tar doesn't bleed through.
  • Apply a fiber-reinforced acrylic base coat, then a silicone top coat over all flat areas, ducting, and parapet walls, at 25+ wet mils minimum.
  • Finish with a white-glove cleanup and proper disposal.

Roof Coating vs. Replacement: Why We Specify Silicone Over Acrylic

If the deck and insulation are still sound, a properly specified coating system can add years to an aging flat roof without a full tear-off. Silicone stays flexible through Northern Kentucky's temperature swings and holds up to standing water. Acrylic tends to crack and lift on flat roofs. For mod bit roofs like the one above, and for EPDM rubber roofs, which are also strong candidates for restoration, we specify the CertainTeed Smartcoat 450 system. It uses a fiber-reinforced acrylic base coat for adhesion and build, with a silicone top coat applied at a minimum of 25+ wet mils. A CertainTeed coating warranty of up to 20 years is available on this system, along with a 20-year Fortress workmanship warranty. If the deck is wet or damaged, replacement may be the better choice, and we'll explain why.

  3. Prep and repair. We repair seams and flashings, remove incompatible patches, and clean and prime the surface.

Commercial Roof Cleaning and Soft Washing

Algae, dirt, and debris shorten the life of a commercial roof and can cause problems for coatings. See Commercial Roof Cleaning and Commercial Roof Soft Washing. For one-off leaks, see Roof Repair.

Commercial Roofing FAQs

Do you offer free commercial roof estimates? Yes. Every commercial job starts with a free inspection and written estimate.

Can my flat roof be coated instead of replaced? Often, yes, if the deck and insulation are dry and sound. The inspection tells us which option fits.

Why not just patch the leaks with acrylic? On mod bit roofs, acrylic patches tend to crack with temperature swings and can let in more water. Seams have to be repaired properly first.

What warranties are available? On the CertainTeed Smartcoat 450 system, a CertainTeed coating warranty of up to 20 years and a 20-year Fortress workmanship warranty are available.

What areas do you serve? Northern Kentucky and Cincinnati, including Covington, Florence, Erlanger, Newport, and nearby cities. Office: 4355 Dixie Hwy, Elsmere, KY.

Very professional and answered all our questions. Sales man kept us up to date throughout the process & even messaged pictures of the work in progress.  They sent a double crew as our job was very large. They worked until dark & came back the next morning. They left the property spotless. We are very pleased. Highly recommended!
