Flat Roof Cleaning in Northern Kentucky

A flat roof collects what a sloped roof sheds: dirt, leaves, pollen, and standing water. Over time that buildup feeds algae and moss, hides damage, and wears down the membrane. Fortress Solutions cleans flat residential roofs, including EPDM rubber and modified bitumen, with membrane-safe methods, and we clean every flat roof before we repair or coat it.

What Dirt and Growth Do to Flat Roofs

Flat roofs drain slowly, so debris settles and stays. Wet leaves and dirt hold moisture against the membrane, and that damp layer is where algae, moss, and mildew take hold. Growth and debris can block drains and scuppers, which leads to ponding. Ponding is usually defined as water still standing roughly 48 hours after rain. Standing water is heavy, roughly 5 pounds per square foot for every inch of depth, and it speeds up wear on seams and the membrane.

A dirty roof also hides problems. Cracks, open seams, and worn flashing are hard to spot under a layer of grime, so small issues can grow before anyone notices.

Why We Clean Before Coating

A roof coating is only as good as the surface it sticks to. Dirt, chalky residue, and growth keep a coating from bonding to the membrane, and a coating that doesn't bond can peel or fail early. Cleaning first gives the coating a clean, sound surface and lets us see every seam, crack, and flashing detail that needs repair before the coating goes on.

Our Flat Roof Cleaning Process

  1. Inspection and safety. We check the membrane, seams, flashing, drains, and roof access, and set up safely before any work starts.
  2. Dry debris removal. We clear leaves, dirt, and loose debris by hand and blower so drains and scuppers are open.
  3. Low-pressure pre-rinse. A gentle rinse loosens surface dirt without forcing water into seams.
  4. Membrane-safe cleaner. We apply a cleaner suited to your roof type and let it dwell. On EPDM rubber we do not use bleach, solvents, or citrus cleaners unless the manufacturer approves them.
  5. Gentle agitation if needed. Stubborn areas get a soft brush, never anything that scratches the membrane.
  6. Thorough rinse. We rinse all cleaner and loosened growth off the roof and out of the drains.
  7. Dry time and final inspection. The roof dries fully, then we inspect it again. Any repairs are made before coating, and the coating is applied at the manufacturer's specified thickness.

Flat Roof Cleaning Before and After

Cleaning Before a Silicone Coating

After cleaning, many flat roofs are ready for a silicone restoration coating. We use CertainTeed Smartcoat 450, a tan silicone coating applied over a clean, repaired membrane. The roof shown here was cleaned and then coated with Smartcoat 450. Fortress removes, replaces, repairs, and coats EPDM and modified bitumen roofs, so we can tell you honestly whether your roof should be coated or replaced. Flat Roof Cleaning FAQs

How often should a flat roof be cleaned?

We recommend cleaning 1 to 2 times a year, plus after heavy leaf drop or major storms.

Can you pressure wash a flat roof?

It depends on the membrane. High pressure can damage some roofs, so we use low pressure and membrane-safe cleaners.

What's the difference between cleaning and coating?

Cleaning removes dirt and growth. Coating adds a new protective layer. Most flat roofs benefit from both, and cleaning always comes first.

Can you coat a dirty roof?

No. A coating won't bond properly to a dirty surface, so we clean every roof before coating it.

How long does a silicone coating last, and can it be recoated?

A silicone coat typically lasts 10 to 15 years, and the roof can be recoated several times. Future coats must also be silicone.

Should I recoat or replace my flat roof?

If the membrane and insulation are sound and dry, recoating is usually the better value. If the insulation is wet or the membrane or deck has failed, replacement is the right call. We inspect first and tell you which one your roof needs.

Does a recoat still need a full cleaning?

Yes. Every recoat starts with a full cleaning so the new coat bonds to the old one.

Very professional and answered all our questions. Sales man kept us up to date throughout the process & even messaged pictures of the work in progress.  They sent a double crew as our job was very large. They worked until dark & came back the next morning. They left the property spotless. We are very pleased. Highly recommended!
