Roof Soft Washing in Northern Kentucky

Northern Kentucky and Greater Cincinnati homeowners know the look: dark streaks running down asphalt shingles, especially on north-facing slopes and shaded spots near mature trees.

Our humid summers, frequent rain, and heavy tree cover make it easy for algae and moss to grow. That growth dulls curb appeal, and heavy moss can hold moisture against your roof.

Fortress Solutions, LLC uses low-pressure soft washing, a gentle form of roof cleaning that lets a cleaning solution do the work instead of high-pressure water. We're family-owned, with 20+ years of experience and 1,000+ projects across 35 cities. Call (859) 328-6338 for a free estimate.

What Causes Black Streaks and Moss on Your Roof?

Those black streaks are almost always colonies of Gloeocapsa magma, a blue-green algae (technically a cyanobacterium). Spores travel through the air, land on your roof, and take hold where shingles stay damp longest. They feed on the limestone filler used in many asphalt shingles.

As the colony grows, it builds a dark protective coating against the sun. That coating is the black or dark-gray stain you see. Rainwater carries the growth down the roof, which creates the familiar streaked pattern.

North- and northeast-facing slopes, shaded valleys, and roofs under dense trees are hit hardest because they stay wet longer. Heat, humidity, and leaf debris all speed things up, and older shingles tend to streak faster.

Algae staining is mostly cosmetic. Moss is a bigger concern: it grows in the same shady spots, soaks up water like a sponge, and holds that moisture against your shingles.

Why Soft Washing Beats Pressure Washing for Shingles

Pressure washers commonly run at thousands of pounds per square inch. That force can strip the protective granules that shield asphalt from sun and weather, and it can drive water under the shingle tabs.

Shingle makers warn against it. GAF says not to power wash shingles because it may dislodge granules and lead to premature shingle failure. CertainTeed says not to use a power washer on an asphalt shingle roof. The Asphalt Roofing Manufacturers Association (ARMA) says high-pressure washing is likely to damage asphalt roofing.

Soft washing uses low pressure, closer to a garden hose than a pressure washer. The solution is a diluted sodium hypochlorite (bleach) blend with surfactants, the same basic chemistry GAF and ARMA describe for cleaning algae. The solution kills the algae, moss, and mildew. A gentle rinse carries away the dead growth with no scrubbing or blasting.

Our Roof Soft Washing Process

  1. Inspection and plant protection. We check your roof's condition, pitch, and access. Then we water your plants and shrubs, cover them with plastic, and lay tarps over the beds below.
  2. Low-pressure application. Our technician applies a properly diluted, roof-safe solution by hand with a backpack sprayer. Surfactants help it cling to the growth instead of running straight off.
  3. Dwell time. The solution sits long enough to kill the algae and moss, typically 10 to 20 minutes, adjusted for temperature, shade, and how heavy the growth is.
  4. Gentle rinse. We rinse the shingles with a low-pressure hose to remove dead growth and leftover cleaner.
  5. Flush and final check. We flush your gutters and downspouts, give your landscaping a final rinse, remove the covers, and check the roof and property before we leave.

A typical home takes a few hours. Your roof can keep looking better over the next several days as rain washes off the remaining dead algae.

Roof Soft Washing FAQs

Is soft washing safe for asphalt shingles?

Yes, when it's done at low pressure with the right solution. It doesn't strip granules or force water under shingles the way pressure washing can.

Will soft washing void my shingle warranty?

Warranty terms vary by manufacturer and product, so check yours. What we can say is that GAF, CertainTeed, and ARMA all warn against pressure washing shingles, and GAF publishes a low-pressure bleach-and-rinse method for cleaning algae. Soft washing follows that same low-pressure approach.

Will the cleaning solution hurt my plants?

We water your plants first, cover them during the wash, and rinse your landscaping again at the end to protect it.

Can you remove moss too?

Yes. Soft washing treats both moss and algae. For heavy moss, we can do a light scrub, but only with your written permission. Scrubbing can loosen shingle granules early, so we only do it when you approve.

Do I need to be home?

No. We just need access to an outside water spigot.

How often should I soft wash my roof?

There's no set schedule. It depends on your roof's style, shade, tree cover, and which way it faces. We'll give you an honest take when we look at your roof. Trimming overhanging branches and keeping gutters clear can help.

Can I just pressure wash it myself?

We don't recommend it. Shingle makers advise against pressure washing because it can knock off the protective granules. Roof work is also dangerous, and a wet roof is very slippery.

How much does roof soft washing cost?

It depends on your roof's size, pitch, access, and how much growth there is. Estimates are free. Call (859) 328-6338, Monday to Friday, 8 AM to 5 PM.

Soft washing is a roof-safe way to clear the black streaks that grow so easily in Northern Kentucky's humid climate. It restores your roof's look without the granule damage that comes with high-pressure washing.

Very professional and answered all our questions. Sales man kept us up to date throughout the process & even messaged pictures of the work in progress.  They sent a double crew as our job was very large. They worked until dark & came back the next morning. They left the property spotless. We are very pleased. Highly recommended!
